How Almaza Bay is Shaping a More Intentional North Coast

Over the past decade, Almaza Bay has steadily grown into one of Egypt’s most distinctive seaside developments - not because it claims to reinvent the North Coast, but because it doesn’t have to. Located along a quiet stretch of the Mediterranean, the project has built a reputation around a simpler, thoughtful way of life that integrates smoothly with the North Coast’s environment, climate and natural sense of being.

Developed by Travco Properties, Almaza Bay is less about spectacle and more about structure - how people move, live, and gather in space. Setting the project apart in a market often led by flash over function, Almaza Bay is a multi-phased, mixed-use development that prioritises design coherence and community connection. From serviced residences to private villages, each pocket of the project responds to its surroundings - whether that’s the shape of the shoreline, the movement of sunlight, or the shared rituals of a summer day.


One of the project’s most refined phases is One Almaza Bay, an enclave of fully finished serviced apartments positioned directly on the water. The architecture makes space for sea views to take the lead: floor-to-ceiling glass, uninterrupted sightlines, and expansive terraces blur the boundary between indoors and out. These are homes designed to be quiet in their luxury, with hotel-style services that support daily life without overwhelming it. Residents have access to concierge, housekeeping, dining, wellness, and rental management, making the experience fluid whether you’re staying for a season or living year-round.


Tucked into the northwestern edge of the master plan is West Bay - the most private and low-density phase of Almaza Bay. With a 14% built footprint, West Bay is shaped by restraint. The planning is deliberate: villas and chalets circle crystal-clear swimmable lagoons, while a network of gardens, paths, and wide-open vistas ensures privacy without isolation. Designed for families who value space and serenity, West Bay features two - to six-bedroom homes in configurations that suit both intimate getaways and multi-generational gatherings. The site also enjoys a unique westward orientation - catching full Mediterranean sunsets from nearly every angle. 


The built environment across Almaza Bay is consistent, not uniform. While each phase introduces distinct architectural elements, the larger masterplan emphasizes livability. Travco Properties has long leaned into the concept of barefoot luxury—spaces that feel grounded, tactile, and unpretentious, yet still deliver high design and high comfort. Materials are chosen to age gracefully. Public spaces are scaled for interaction. Wellness, leisure, and hospitality are integrated rather than appended.


Almaza Bay is home to The Village, an open-air retail and F&B hub designed to serve both residents and visitors. Meanwhile, a series of clubhouses and family zones provide space for recreation and downtime without requiring a drive elsewhere. With 5.5 kilometers of beachfront, the development has also leaned into low-impact mobility, walkability, and access to swimmable lagoons.


Perhaps most notable is the hospitality backbone that underpins the entire destination. Almaza Bay is the only project in the North Coast to include seven luxury hotels—most with a 90% occupancy rate and a loyal base of European travellers from markets like Italy, Germany, and the Czech Republic. This cross-pollination between residential and resort ensures vibrant energy and steady footfall while maintaining exclusivity for owners.


As Travco Properties continues to roll out future phases, the approach remains consistent: low density, layered experiences, and architectural clarity. The next chapters of West Bay are set to introduce new home types and additional lifestyle offerings, further reinforcing Almaza Bay’s role as one of the few destinations on Egypt’s coast where community, design, and everyday ease intersect.
